Thank you for attending the neighborhood meeting on December 1, 2014 to hear our proposal regarding the property at the northeast corner of 12th Avenue S. and Paris Avenue. Since we held that meeting, we have met with other neighbors at a community meeting hosted by the Metro Planning staff. We have also met with the neighbors immediately adjacent to the project site several times. The owner of the project property has worked with their architects and engineers to consider the comments provided to us from the community. After several concepts and meetings among the owner’s design team, we have completed a preliminary concept that we believe addresses many of the community member’s comments while balancing the needs of the property owner.
The number one comment that we heard from most of the neighbors was the location and appearance of the parking area behind the new building. We have moved the parking area against the rear of the building and maximized the landscape space between the parking area and the neighbors adjacent to the project property. We have also pushed the parking garage down below ground so that the appearance of the parking from the surrounding area will appear pretty much as a surface type parking lot. The owner is committed to banning a restaurant use on this property. The building will have only the following allowable uses: commercial/retail, office and residential. The owner has added the residential use and limited it to the third (top) floor of the proposed building and it is limited to 6 units total. By limiting the total number of units to 6, we anticipate that these will be relatively large residential units on the top floor.
We would be pleased to share our updated plan with the neighbors in the 12th South neighborhood.
We plan to host a follow-up meeting to our December 1st meeting.
